Services

Site work, septic & building in Middle Tennessee.

Ground work first, then the house. Here’s everything we do.

Ground work

Dirt work & site prep

Every solid build starts with the groundwork. We clear the lot, cut and fill to grade, and build a compacted pad that drains away from the building, with a gravel drive in so the trucks can get to it. On Middle Tennessee land that usually means red clay over limestone, so we plan the grading around the septic area, the drainage and the rock.

  • Lot and brush clearing
  • Excavation and grading
  • Building pads for homes, barndos and shops
  • Gravel drives and pads
  • Final grade around the finished house

Septic system installation

For a new home in the country, the septic system is part of the site work, not an afterthought. We install the system the state permit calls for, set the tank, lay the lines in the area the soil evaluation approved, and keep heavy equipment off the field area while the rest of the site comes together. TDEC inspects the work before it is covered.

  • Planning the site around the permitted septic area
  • Tank and line installation to the TDEC permit
  • Coordinating the final TDEC inspection
  • Protecting the drain field during construction

Water & electric utilities

A house in a field still needs water and power to reach it. We dig the trenches for water and electric service lines, keep them clear of the septic area, and backfill so the yard settles right. Lines are located through Tennessee 811 before we dig, and the utility and your electrician handle their own connections.

Concrete

From foundations and slabs to driveways and patios, the concrete sits on the pad we built, so we know what is under it. Forms, gravel base, vapor barrier where it belongs, and a finish that suits the job: a slab for a barndo or shop, a driveway, or a porch you’ll use every day.

  • Monolithic and house slabs
  • Barndo and shop slabs
  • Driveways and approaches
  • Patios, porches and walks

Building

Barndominiums

Custom barndominiums built for modern country living, with a focus on quality craftsmanship, functionality and timeless design. Because we do the site work too, the pad, septic, utilities and slab are planned around the floor plan from the first day, not handed off between crews.

  • Barndo homes with shop or garage space
  • Porches and timber details
  • Site, septic, slab and build under one company
  • Plans shaped around your land

Custom homes

From the ground up, we build custom homes designed around your family, the way you live and what you want the place to be. One recent Black Sheep home went up with spray foam insulation, 2x6 exterior walls, board-and-batten siding, a metal roof and a cypress timber-frame front porch: the kind of choices we mean when we say built to last.

  • New custom homes
  • Energy-minded framing and insulation
  • Board-and-batten, metal roofs, timber porches
  • Interiors finished with care

Outdoor living & shops

Porches, patios, shops and outdoor spaces built for gathering, relaxing and everyday living. Many of these start with dirt work and a slab, which is work we already do.

Whether it’s one room or a full-home renovation, we transform spaces with quality work and attention to detail.

  • Kitchens and baths
  • Whole-home renovations
  • Closets and built-ins

Finishing the land

Fencing

Privacy fencing for back yards and fence lines for land. On a new build we set the fence after final grade so the posts land where the ground will stay.

One job, one company

How it fits together.

A cut through Middle Tennessee ground: a road and utility trench, a black sheep standing apart, a barndominium steel frame on a gravel pad and slab, a buried septic tank and drain lines under the pasture where a flock grazes, over red clay and limestone with a cave void and a sinkhole. 123456

Permits

Septic work follows the TDEC permit.

In Tennessee a new, repaired or modified septic system needs a permit from TDEC’s Division of Water Resources. TDEC evaluates the soil, decides the system type and inspects the installation before it’s covered. We plan the site around what the permit allows.

Septic permit questions

Before we dig

811 first. Always.

Underground lines are located through Tennessee 811 before trenching or excavation. If you ever smell gas near work, leave the area and call the gas utility or 911 from a safe distance.
