Site work & septic in Lascassas, TN

Rolling farmland and creek bottoms northeast of Murfreesboro.

The land around Lascassas

Lascassas is a rural community in northeastern Rutherford County, in the farmland around the East Fork of the Stones River. Wooded fence rows, rolling fields and creek bottoms make it a natural place for a homesite on a few acres.

Creek-side land is beautiful, but low ground near a creek can be wet for part of the year and may sit in a flood-prone area, which limits where a house or drain field belongs. Higher, well-drained ground usually makes the better homesite and the better septic area.

Permits

TDEC’s Nashville field office handles septic permits; Rutherford County handles building permits. If any part of the property is near a creek or in a mapped flood zone, check with the county before planning the pad.

Lascassas questions

Questions from Lascassas.

My Lascassas land runs down to a creek. Where should the house go?

Usually on the higher, better-drained ground. Low creek-side areas can be wet for months and may be in a flood zone, which limits both the house and the septic field. The soil evaluation and the county’s flood maps will help pick the spot.

Do you need to clear trees before the septic evaluation?

Clear enough to get access and mow or bush-hog the house site and possible septic areas, but don’t grade or move soil. TDEC may ask for more clearing after its first visit.

How do you keep a new pad from washing out on rolling land?

By building it firm and a little high, grading the ground around it to carry water away, and not leaving bare clay exposed longer than necessary. On slopes, where water comes from matters as much as where it goes.
